First off, what we know now... Obstructing justice, lying to investigators and conspiring with Russian intel. That's from the Senate Intel committee investigation and the Mueller report and all indictable crimes. On the state level, there's tax fraud, insurance fraud and defrauding lenders by manipulating the values of his assets. That may sound like so much financial gobblygook, but people go to jail for that.

There's various scenarios where he can shield himself against federal prosecution. Blanket self pardon is questionable and depends on how much he trusts the conservo-nuts on SCOTUS. Kavanaugh and Gorsuch have proven unreliable. And Kavanaugh has his own issues to worry about in how all that debt he had suddenly disappeared before joining the court. He could resign and let Pence pardon him, but how much does he really trust Mike Pence? And what would be in it for him? But all that does nothing to protect him from state prosecution.

What we don't know publicly... Money laundering through real estate transactions most likely. I also think he's been selling favorable government treatment to Turkey and Persian Gulf states, among others. But also, I'd bet there's folk in Justice who've filed away evidence waiting for this time.
