Find a bunch of run down commercial buildings in a working class area where nobody wants to live unless they can't afford anything else and turn that crappy commercial space into studio space, the old massive windows giving plenty of natural light so you can see what you're doing.

Then the old working class housing gets knocked down, added onto and generally spiffed up by yuppies drawn to the art and the funky new shops and the Bohemian ambience and the artists have to flee for cheaper space and the upscale chain stores take over the retail space. I've seen it happen so many times over the years.

I always lived in those shitty areas because the rent that would get me a cramped one bedroom in a "good" area would get me a whole floor of a wooden tenement in a scary area where I could have enough square footage for my looms and associated crap.

And I had to flee yuppification more than once.
