There's still a major X-Men movie on the way (two actually), and there's a rich history with that franchise, so I get holding off for a bit of time on an X-Men reboot.

Fantastic Four has none of those issues. Plus, it fits in perfectly with the new cosmic expansion of the existing MCU, and it helps fill in some of the void that was created by Endgame - particularly Reed Richards.
