And a backhoe on the way. The tile collapsed. $1100. OUCH.

11. not if you bought it fairly recently and kept up with that warranty...
but chances are, you didn't.

Most people don't even know that when you buy a home regardless of age, a home buyer's warranty insurance policy comes with it. (At least in california)

7. Ah yes, the joys of home ownership.
Just after new years I had to shell out 1300.00 for the exact same thing. Older cast iron sewer tie-in cracked. Luckily, I was in the cellar one morning and saw the drain for the washing machine overflow. Judging by the mess, it must have only just happened during the night, major deep freeze that week.

Now all is well, now.

9. Large-diameter clay tiles from 1910-ish
I've been rooting out 20# of roots every year for a while now. I knew this was coming, but my near-unemployment since W took office made me put it off.

8. That sounds like a pretty good price--wait 'till you have to dig up
the whole line and have it replaced.

Note--don't have a plumber who charges by the hour do this. Get a sewer guy who does it every day and will bid it out for you.

Lesson learned the hard way (has great sticking power).
