I have an apartment!
Woo-hoo! After two delays, I have signed a 9-month lease (renewable yearly thereafter, because the landlord didn't want another lease expiring during the winter) on a very nice flat on Milwaukee's Fashionable East Side. I will get keys either today or Monday, locksmith-schedule-permitting, with an official move-in date of 11/1 (but I'll have access for painting, etc., before then).

And...get this...I have a non-asshat landlord! He's reimbursing me for the paint and supplies (including a ladder, which I will then retain in the basement so I can change the lightbulbs in the ceiling fixtures), plus paying me $10 an hour to paint (the kitchen needs massive painting; everything else just needs touch-ups) -- just save the receipts and watch the clock and deduct it from the rent. He's also paying for mini-blinds, a light fixture for the dining room (and I can pick it, so long as it's a simple, non-expensive one)...pretty much whatever I want, within reason.

OK, so the circumstances that have sent me hunting for apartments are less than ideal, but at least I found something I like.

6. I got very lucky with this one.
My kitchen is...shall we say...ancient. There's a pretty big pantry, at least, but there is no counter space or cabinetry to speak of. I suspect one of those $100 block islands from Target, and maybe some under-sink storage bins, will probably remedy that problem.

7. Thanks -- the landlord was so excited to see an actual adult
apply for his property that he pretty much told me if I could plunge my own toilet and check the fuse box BEFORE calling the electrician and that sort of thing, he'd cut me a deal on the rent.

There are a lot of students in that area, as well as seniors who make great tenants but can't do a lot of the maintenance themselves.

I felt I needed to be trendy or something...the landlord pointed out that I had a lot of space for one person, and I told him that was the point. If I'm gonna be on my own, I'd rather have a place I can enjoy than some place depressing.

17. He was also one of the few landlords who didn't get overly
interested in my personal circumstances -- he just asked if my ex was the "nice guy who will feed my pets and water the plants while I'm out of town ex" or the "throw a brick through my window, in which case I'll need a larger security deposit ex." (Thankfully, he's the former.)
