*&$^#&*!!! OK, so I'm listing this woman's house, she's moving out of California and headed for Nevada, she really needs to sell quick she tells me. The carpet in her house is nasty, the stains are bad but the smell is worse, she' got 4 dogs which she house broke apparently on the carpet itself. I tell her she really needs to replace the carpet before it can be shown, the smell is that bad. She calls me a couple of minutes ago and tell me her brother in law replaced the carpet for her, great i say, did you get that 8lb pad for underneath like i suggested? No, i just replaced the carpet and not the padding. "The smell comes from the pad, replacing just the carpet really isn't going to help that, i can't show your house until thats been taken care of." WTF!!!!!! She didn't want to spend another $80 for fucking padding that would have sold her house a lot faster. I swear to God I can't wait to move and be done with this job, I'm so sick of people doing things like this, nickel and dime shit that will cost her more in the long run.

I told her to get like a mid priced carpet but spend the money on the pad, it feels and looks better and it saves on buying higher end carpet. What a fing moran she is. I told she better be hanfing out 3m masks at her open house.

if it is bad enough, the pee could be in the wood, which may need to be replaced. If she had a brain, it all would have been ripped up and the wood looked at. I hate buying houses with half way done repair jobs.

I know how hard it can be to sell a house even when it is in excellent condition. I worked with one realtor and he helped me out with tips that would help sell the house, but sometimes it would still take a long time through nobody's fault. I guess it was just the way the market was going at the time.
Very few people want to move into a house that they will need to do work on. I feel for you. And you're right about the smell. It can really turn people off.

a cleaning service come over for one full day and do all the real cleaning, you know scrubbing the baseboards and dealing with the bathrooms all on my dime mind you, i always throw in a cleaning for clients because it pays you back bigtime. The only thing she to do was replace the carpet and the pad and get her back yard cleaned up. She is so cheap that when she squeezes a penny you can hear Lincoln cry. If she did those 2 things i think i could have had her house sold in a week, thats how busy the housing market is here.

I'd probably still be in the renovating business. Business must be excellent for you. I wouldn't want to get out of something like that. Look at it this way. We all have bad days. You'll get through this.

How incredibly cheap of her. She's probably one of those people that thinks her house is worth way more than it really is too. Here's hoping you sell the house quickly so you don't have to deal with her too much longer.
