I cant rent a place in San Diego. Unless I use/used credit cards! |
|
I cut my cards years ago and have been paying my bills and rent on time with cash. Now that I want to move to the beach, I am realizing that ALL rentals are handled by property management conpanies that require perfect credit and a high rating. My rating is "Fair". They wont even talk to with that. I even told them that I'd do a 6-12 month lease and pay it ALL UP FRONT! They wont do that. PERFECT little credit car users only! I HATE this New World Order!

7. Thats what I did today and am planning on doing tomorrow. |
|
Now this is Ocean Beach, San Diego here. How many people here have pristine credit and make $50,000.00 a year? This area is full of old hippies, musicians and surfers. Not a lot of professional types. I HATE these prop mgmnt places. They talk like robots reading a card and treat people like numbers.

3. Isn't that a pisser! I went through the same thing myself. |

What you have to do is to use a credit card for the stuff you buy anyway, and pay it ALL off each month.
Takes some discipline, but we do it, and have credit scores in the 800s, which gets us REALLY good rates when we buy cars, etc.
It's a paradox that I never understood either, and you'll never get an understandable explanation from anyone in the credit biz.
Though you may have legal recourse; I am not sure it's legal for them to not let you pay the year's rent upfront.

When I was married we ran up some serious charges over 18 years. I paid them all off after my divorce and told myself that if I want something, I'll save and pay cash for it ONLY! So I've paid my bills off and on time for years and that wont break any ice? What a messed-up society we live in!

8. It's pretty fucking bad, it is. |
|
I went through the same crap with car insurance a while back, they wanted to check my credit even though I was paying a year upfront...I told them to stick it in their ear, and found someone else.

6. Drive around, look for places that might be empty. |
|
Write down the address and go to your local library or city hall. Request the latest edition of the platt map (most cities and counties have one. It draws up all the blocks, roads, etc and list properties and who they are owned by). After checking out the platt map try to trace who was listed as the property owner. Talking to the neighbors of empty homes always helps too. Many times they are rented by the same person or they know who might own them.

10. I was wondering how that's going |
|
I found renting from an individual with one property or from a realtor that has only a few personally is the way to go.
Have you tried calling local realtors and asking if they or their clients have rentals?

"Perfect credit only. No evictions or bankruptcies. Must earn FOUR times the monthly rent..." They all say the same thing.

There are so many properties for rent here that people are competing for tenants. It's a shame it's so twisted out there.

13. I'm so sorry, I know what you're going through. |
|
:grr:
I am lucky enough to be renting from a single owner and driving a shit car right now. If not, I'd be you in a few years (I'm pretty sure my rating is "poor"). You've already put yourself back together and they STILL won't give you a break?
Damn.

14. That's why I believe in home ownership, Renting sucks big time... |
|
...now because these shitheads that run property management companies are idiots and have fucked it up for everyone.
You don't have to use credit cards to have a high score though, Just finance a car, and make all the payments on time, and your score should hit the mid 700's easily if you don't have any problems on your report in the past seven years.
