I know some paperwork is important, but this struck me as sort of strange: Do this within two days or you're fucked. Another problem: The office is never open. It's supposed to be open from 9 to 1 every day, but damned if I ever find anyone there. Also, there are things that have needed to be fixed for months and months.

They can't break their contract with you without legal reason...so, what;s it all about?

2. I have to sign something stating I didn't make more than a certain
amount of money. I'm in a low-income housing apartment complex.

Unfortunately, there are tons of things wrong with my apartment right now and I usually have no luck getting anyone to respond.

I gave them this list recently. Maybe they'll do something about it, but I'm not holding my breath.

• Heat Temperature knob in the shower leaks copiously during showers
• Freezer leaks, creating frost and icicles
• Air Conditioner / Heater thermostat says it needs a new filter
• Bathroom fan is LOUD.
• Cover of hall light keeps falling off.
• Closet door fell off its runner
• My rent checks for the months of December and January have not yet been cashed.
• Whenever it storms, rain cascades past my living room window. The gutters probably need cleaning.
• Lighting outside at night is poor. I can’t see where I’m going in the walkways. Poor lighting invites robbers and muggers.
• There should probably be lighting near sign to help us see where to turn.

Some of these things are probably costing me money and should be looked into right away.

If I get mugged, make sure someone sues because I told them to fix the damn lights.

60-Day Eviction Notice Law Expires on December 31, 2005

On January 1, 2006, for tenants who have resided in the premises for one year or more, landlords who wish to terminate that tenancy are no longer required to give 60-days notice, but only 30-days notice. Civil Code section 1946.1, which required the 60-day notice, was to remain in effect beyond this date only if legislation were passed to extend it. However, such legislation was not passed and, therefore, the notice requirement reverts back to the prior law requiring 30-days notice. Please note that references to the 60-day eviction notice requirement in California Tenants - A Guide to Residential Tenants’ and Landlords’ Rights and Responsibilities (Page 33-34) are no longer correct beginning January 1, 2006.

Meanwhile, you do have recourse re: getting things fixed and that they don;t have the right to have you put out extra expense for things that are energy wasters.

17. Contact your local Legal Aid.
They can give you free (or reduced fee) advice for this situation.

8. Yeah, but I don't trust it. :) I dropped the finished paperwork in it.
Tomorrow I'll call to make sure they got it...if anyone's in the office. :eyes:

11. I'll say. She finally cashed the rent checks from December and January
yesterday. I called twice trying to make sure December's check had been received.

that you send one copy conventionally and mail another copy Certified Mail, Return Receipt Requested and hang onto that receipt.

10. Tomorrow is the deadline. I don't think there's time.
I will try to track someone down, but it's hard to get in touch with anyone. My rent checks for the past two months were FINALLY cashed yesterday, so yes, someone is behind in paperwork.

Do it. Explain in your letter that they afford no means by which you can make personal delivery.

14. Any chance of a mass tenants' complaint or petition?
With any luck, the landlady's answering machine is full of complaints from other tenants. At any rate, her demand of the form is ridiculous! I have no idea how it works down there but isn't there some office you can call to complain about her?

This really p's me off!!

18. Yeah, it sucks. I don't want to complain because I don't want
to get on the owners' bad side. I'm going to assume she got the paperwork. I tried the office all morning and even the "emergency" number, which said, "This number is not accepting calls at this time." Great.

You don't put paperwork that important on someone's door, I wouldn't think. If "Sue" tries to say she didn't get it, I could say I never got it in the first place. :evilgrin:
