40. Yes, we have two garages.....
They buffer the rest of the downstairs from the street, and of course, they provide for a LOT of off-street parking....

My husband has the big double one, and I have the single.....

BTW, my study (where I am right now) is directly over the double garage!

12. So do I. But, here's a tip: plant native perennials.
That gives you a major advantage. Just stick 'em in the ground and cut 'em back every year in the winter. When spring comes, the plants come back. The ones here are even used to being dry most of the summer. In fact, the garden really didn't come in until it got hot and dry.

What I hate is the weeding, watering, and other upkeep.

Oh, and I didn't plant these either. I had a roommate who was way into gardening, he did all the work. ;)

If a plant does well, plant more like it. If a plant croaks--it was not meant to be! Natives are great but some imports have adapted well.

We haven't had a hard freeze in Houston for years. So nothing dies back in the winter. Summer is hotter than hell but can be very dry or very wet.

14. That was us last year.
The wall with the window had to come out entirely in order to get our two-piece stall installed. We spent two or three days with one side of our bathroom pretty much exposed to the elements at a time when the nights were still chilly.

Ours was what must have been a several year leak. Floorboards and subfloor were totally rotten. It's sad because the floorboards look like they could have been original 1800s tongue and groove. At least the joists are all ok, other than the one that the tub installer cut in two to run the drain pipe :crazy:

I didn't own either house, and don't even live there anymore. One DUer has a beautiful pic of the slab she returned home to, where her house for 19 years had stood. Just a bit of nostalgia for me, for others here it's a lifestyle.

Even when it's your memories washed away, it is depressing. I cried when I first starting seeing the pictures, and I cried more when I went home and saw it all (and it's far worse than the pictures can show--the pictures are of what's left, not what's gone). But it's infinitely worse for the people still there. I didn't lose anything but memories.

Oh yeah, my favorite restaurant!

They had it on WLOX the other night. It is not in it's original location, I think they said it was at the industrial complex they had set up for businesses. I sure would like to find it, I so love their roast beef poboys & a cold barqs in a bottle. :9

Still trying to get funding - insurance company has denied me and I'm working on trying to get a low interest loan from the SBA.

Dirt lot is good because it is a heck of a lot better than coming out to the debris and rubble.

34. I'll be doing exactly that same thing in a couple weeks... but times 2!
Both my and my tenants bathrooms need re-doing because the idiot who installed the shower stalls didn't mount them to cement board. And of course the floor joist beneath the wet-wall that was sliced completely out is causing the entire wall on both floors to sink into the basement! Cool, huh?

So I've decided that with the remodeling I'll be turning the whole bathrooms (they're small) into "wet-rooms". tile the entire room to shoulder height and slant the floor to the drain, using only a shower curtain instead of a stall.

Wish me luck!

BTW- ever consider using PEX hose that is "potable/hot water" rated instead of copper piping? I'm considering it to re-do the entire in-coming plumbing.

I've never heard of PEX, but almost anything has to be better than copper! I'm a big PVC fan myself, that has to be the easiest stuff there is!

did you bust out the old tub? We are in the process of redoing our bathroom as well but I think we've decided against ripping out the tub and just getting one of those 10-year coats put on it. We do have to pull a lot of tile off first to make sure there is no rot. It's tile from the 60s so we want to put it back on to keep the original feel of the bathroom. Did you have to deal with tile too?

And it's coated steel, so it's a pain to move. No tile, we just had the plastic liner glued to the walls luckily.

52. I don't have a pic. But right now I have no Kitchen.
I have torn out all of the old cabinets, flooring, sink, sheetrock and ceiling. The cabinets are due Feb. 23rd.

I had to build a portable sink with two five gallon buckets under it. It's on casters so I can move it out of the way.

This is NOT a weekend project!

58. Ooo, bathroom remodeling/repair. My favorite, NOT
Of course it's not a weekend project, silly wabbit! There are special corallaries to Murphy's Law that deal exclusively with home repair and remodeling. Especially if you have an older house like I do. Things like non-standard fixtures and joints that no modern replacement will match. Or my favorite, an old house built when lumber was cut to true dimensions, and now that you have to replace some, well you're going to come up an inch short.

Did the bathroom on my old house, and it took about a month, on and off. Replace a wall, part of the floor, new tile, new flooring, new cabinets, etc. etc. Wound up one late night towards the end sealing our kitten(at the time) in the wall. Luckily all she did was take a nap, wake up and become quite vocal before I actually started putting the tile on.

Good luck, and have fun, I don't envy you, but will be in your shoes here in another couple of years.

65. It never is a weekend project
back when I was a homeowner, we had to repair our basement bathroom. This was the one with the shower, so we didn't have much of a choice unless we wanted to take baths for the rest of our lives.

We were having flooding problems from the shower, so we had plumbers look at it. Turns out our pipe to the main sewer had collapsed, and sunk below the level of the connection. So we not only tore out the ENTIRE bathroom, we also had to rip up half the basement and re-do the pipe all the way out to the street. All of this during a Minnesota winter, mind you, which involved digging up our front yard.

Altogether, it cost us over $30k to fix. And we still never finished the bathroom and basement. My wife and I split up less than a year later, and sold the house as-is for about $90k less than it would have been worth had it been fixed.

Weekend project my ass, indeed.

66. Here's my new kitchen
still need to tile the counter. We took a long weekend to put in new cabinets which required replumbing the kitchen. Another weekend to do the wallpapering and some of the painting. The rafters are now boxed in and painted white. Also put up crown moulding where the wall meets the rafters and painted it white. Still lots to do but we're almost there.

70. The pic is a little deceiving.
The whole house is only about 850 square feet so the living room and kitchen are one big room. It's a story and a half modified A-frame with the master bedroom in the loft. Behind the kitchen/living room is a small spare bedroom and a big bathroom with a niche for the washer and dryer. It's on peer and beam. My husband designed and built it himself with 50% recycled building materials.

It's tiny because he wasn't expecting to get married again. But we make do very well in our cozy little home.

We own a two family. Your house sounds really nice, I like the exposed beams and all that, it looks like it would feel very open.
