Good Saturday Morning, Crew!

Welcome to the Saturday edition of the Early Morning Crew thread! :bounce::woohoo: I hope the week ended on a good note for you and now you can relax and enjoy the next two days! :bounce:

I was a nervous wreck yesterday waiting for the mortgage broker to call me with his answer, and when he hadn't called me by my luch break, I called him. He laughed and told me that he was still working for me and he needed a little more time and he would call me once he had everything all put together. I tell ya, people...I don't think I've ever been so scared! I mean, I was nervous and excited as I was buying my new car...but THIS is waaay more crazy! :rofl: I guess I'm going to have to wait until at least Monday now. x( Once I know how much I've been approved for, THEN I can start looking at houses! :bounce: I've already got a good realtor ready to start showing me places, so I just need to hear how much I can spend! I'll let you know as soon as I can when we can start looking! It's going to be a lot of fun, I'm sure!

go to NYC for the march, but it was just the wrong time. I am watching "The Godfather" all the way through on AMC right now and have taped "The Godfather II" and "The Godfather III" neither of which I've ever seen, so now I will finally see them all.

Do you have an idea of what you can spend? I am sure you will be pre approved...you bought your car with no problem. Google search for mortgage calculators to get a ball park figure and then hit the open houses on Sunday! That's my suggestion anyway! :hug:

107. AYSO is HUGE. It stands for American Youth Soccer League...
and it is very popular. MrG played soccer in his youth, when it wasn't as common. I noticed Directv is covering the Cup now...It's really catching on. I must say, I really enjoy watching. It is amazing, because I would never be able to play without tripping and breaking an ankle. It is much more athletic than baseball or American football in that I think one needs to be super coordinated.

74. Trying to stay awake!
I got up with MrG and was then going to lay back down. He's was slow to get moving and, by the time he left, I had shaken the last vestiges of sleepiness. :)

We had a wonderfully "home-y" evening last night. We watched "Walk the Line" and it was wonderful. MrG cut his teeth on the vinyl of Johnny, Waylon, Merle etc... and I've always called him my own Man in Black. Have you seen the movie? It's a good movie. I tend to be on the melancholy side so we ended up having a discussion on the merits of marriage. i.e...sometimes I wonder why we get married when to lose the person you love most in the world is so painful... I think basically because it would hurt more to not have them at all. We need those connections. I know...silly to get that deep about a Hollywood movie.

...sorry for running off track...I tend to be "slaphappy" on early Saturday mornings.

52. I know the feeling.
I was afraid to answer the phone yesterday when the realtor called (we have caller ID). He had told me the day before that the appraisal was OK and I didn't expect to hear from him again until next week, after the underwriters made their decision. I was scared to death he was going to tell me something went wrong. But he was calling to tell me that the appraisal was official, in writing, etc. Whew!

63. Well, our buyer is pre-approved.
So at this point it looks like a formality. But it's still stressful until you get the for-sure answer. The appraisal was the big deal, though, considering the slow market. They had trouble finding a third comp.

Too bad you don't know what you can spend -- weekends are good times to look at houses. Hey, you could do it just for fun! Just stay away from the 2 million dollar ones, I'd say. :rofl:

We did that once and it was heartbreaking.

Harleydad is going to fix the one remaining problem from the inspection today. A piece of fascia is rotted on one corner of the house. It's only for a few inches back, so he doesn't have to take the whole thing off. But it's the WORST corner it could have happened to. It has the screen enclosure and gutters attached to it. We have seven other bare corners that would have been a breeze to fix, but the difficult one is rotted. He doesn't foresee any problems fixing this one ... I'm the one worrying about him doing it without damaging the screen. But he can do anything, so what's to worry about? :shrug:

82. Not really.
We could have left it until the last minute and had them hold out money at closing. The thing that's holding us up right now is the mortgage approval. The next thing will be the title search b/c our realtor told them not to hurry with that until we got through the mortgage approval. Apparently, we would have to pay the bill even if the deal fell through. So it's better to wait. Meanwhile, harleydad is making phone calls to try to line up that job. Of course, he has to wait until Monday before he can do anything more with that.

Oh, and the moving company is coming on Monday to give us a new estimate and bring boxes over. Then I can start packing.

Joani's going to get here before we leave. :bounce: So she'll get to see the house all packed up. :rofl:

88. Sorry to worry you.
Our realtor is just extra cautious. As long as things don't change ... like you don't buy another car or run up $10,000 in credit card debt, you'll be OK. But there's usually a time lag between pre-approval and signing a contract. And then the underwriters have to decide if they want to risk loaning the money, based on the appraisal and credit-worthiness of the buyer. For instance, if the buyer is financing 100%, a low appraisal can be a deal-breaker. A change in the buyer's situation can also be.

Don't worry, OK? You'll be fine! Some people think they're home free once they get the pre-approval and then they go out and get into more debt. Somehow, I just don't think you're like that. :hug:

if I had an unlimited budget! :rofl: I find what I want, look at the price tag, and have to get something else. The builder's giving us a generous allowance for appliances, but I want to sqeeze a new washer and dryer out of it, too. :rofl: And let's not forget, top of the line on everything. :rofl:

I have a USB bluetooth thing for my phone ... but it came with bad instructions and I'm not really sure what to do with it. I managed to get it all installed and it finds my phone, but it thinks it's another computer. :shrug:

Buying a house is so much more fun than selling. I have enough time these days, so if you would like me to tell you about some of my experiences and things to watch for, I would be glad to. Buying a house, (particularly the first time) can turn into a visual experience totally eclipsing the real picture. Believe me, it can cost you later.
