In many areas the market has changed, and this is the way it is.

Yes, I am a Realtor and although I cannot possibly speak of your market or how your property compares with your competition, I would urge you to check out your competition.

It depends on so much including your price range. In a $400K home, an offer of $370,000 is not as bad as if the house was $110,000 and the offer was $80,000....you get my drift.

I know of a fellow Realtor who is going through this now with a listing in the DC area....it is the highest priced one bedroom condo in the building and all the appliances are original. A year ago they could have gotten their price, but not now.

Again, it depends on your area.

If I WERE your agent, I would take you to see your competition. Usually that puts things into perspective.

Then again, it could just be someone fishing to see what you might accept. You will know more if you do as I have suggested...ck the competition. Also check the recent comparable sales.

My hope of course is that you get top dollar for your home. Keep in mind I have also been a seller and had to drop my own price to compete. I always want my fellow DU'ers to come out on top!

I have an 800sq/ft open-concept loft that's zoned live/work, has a fireplace, 20ft ceilings, a small balcony, south/west exposure, private roof-deck with a 360 degree view including Pacific Ocean (cruise ship route), Olympic Mountains and downtown historic area, plus ocean view from second level. It's a 15 minute walk from downtown along the seawall.

There are only two other loft properties on the market: one is 440sq/ft and has no view and no parking, and the other one is 1200sq ft on the other side of town and is $550,000 (not zoned live/work and still no view). If you want open-concept, mine is the only viable listing right now.

Mine isn't on the best side of town, but there's no such thing as a "bad area" in Victoria, and the values in my neighbourhood are climbing because of nearby high-end development and ameneties - and it's one of the last "affordable" neighbourhoods in the downtown area. Plus there's an arts collective and a nice new bakery/cafe just opened across the street.

Basically it's one of those places that's only going to appeal to the rare person, but that person will be happy with the price I have set; it is a good deal. I could get $300,000 for it when the market picks up after labour day, and I would have got $290-300K if I'd listed it a month earlier than I did (May).

$80,000 and $30,000 less than list? Go live in a refrigerator box.

What? No counteroffer?

I know what you mean. Sometimes they are less offers than they are insults. I once had a neighbor offer me $20,000 for a building that I paid $35,500 for. I was like, "sure, how about you sell me your car for $100?"

But what would happen if you countered with $5,000 less than your asking price? Would that be an unacceptable loss, and would they respond with a higher offer?

4. Yeah, I did that....
.... because it would have been foolish to not counter, even though I knew there wasn't a hope in hell we were on the same wavelength:

List: $279,900

Offer: $250,00

My counter: $277,000

His counter: $255,000 final offer

My counter: Fuck off.


I might have been a little more flexible if I didn't know he was a well-off 23 year old with his own condo already and enough money to buy mine without a mortgage.


Last week I had an offer of $200,000

That one went immediately to "Fuck off."
