Yay!!! I'm free from the DragonLady!!!
We just finished moving our last load from the house we've been renting. The lanlady is awful... the fundie, 'keep-up-appearances' type. I'm so tired of hearing what good 'Christian people' they are, I could scream. She has also kept me from getting another rent house because she lied and told them we were 'destructive people'. Fuck her and feed her fish heads. I'm out of there now.

She has 850 dollars in deposit money, and she will need to replace these things:

1 Single pane glass window 24"x24" The window bound up while trying to open it and the glass cracked.
1 concrete birdbath top (fell and shattered during the move)
1 white baseboard 8" in length (broken while installing coaxial cable in the living room.)

Everything else is in tip-top shape. We steam-cleaned the carpets, mopped, waxed and disenfected everything.

How much of my deposit do you guys think she'll keep? I figure she'll try to keep it all - but in Arkansas, she must provide an itemized list if she keeps any of the deposit.

Post your landlord/lanlady horror stories. We can commiserate!

1. You took pics of the condition of the place on move-out, right?

Get pics. Get witnesses. Price the replacement parts yourself and demand reciepts if her estimate differs from your own.

4. I took a video camera, along with todays newspaper
to prove the date. I videoed with a running commentary in each room, and the front and back yards.

You'll be fine. Good landlords don't fuck with smart tenants. It'd cost more money and time to fight you in court than to pay you your rightful deposit and send you on your merry way.

and if that was all that happened to the property I'd kiss your feet and ask you to stay longer.

Your landlady didn't know how good she had it.

5. She asked us to renew our lease, and when we didn't
she trashed us to prospective landlords that called her.

9. If you are renting again, take pics of the new place
as you move in to prove the condition of the place. That way you can't be blamed for things that aren't your fault if/when the time comes to move again.

Hope you enjoy your new place, and the peace and quiet of being away from a terrible landlady. :hi:

Sounds like she has $850 worth of repairs to make.

Depending on the birdbath, she may charge you for the whole thing if she can't replace the top. I have a birdbath that I can't find a comparable replacement top for. If I replace the whole thing, it will cost me a couple of hundred bucks easily.

The baseboard & window shouldn't cost that much but the labor to install them can.

Good luck getting any of your money back.

Does it say you have to request your deposit back, in writing?

I'd have witnesses and take video's of all the rooms, dated!!

I'd also file legal papers, in small claims, requesting the return of the deposit.
You might get some back minus the repairs.

Why not just replace the baseboard and the bird bath and the window pane?
:shrug:

I'd also file a LIBEL Suit (attached to the small claims), provided you can defend yourself!!

7. I don't have to request in writing.
I did do a video, which is dated with the current newspaper.

I just didn't have time to make the repairs myself, I'm having to do some work to the house we just bought, and I'm covered up.

12. Rented a house for 2.5 years from woman who wanted to move into a smaller

place. During my rent time there, THese are the things I did for HER per her request to improve her property!

1. Rototilled the backyard
2. Laid sod, and kept it watered, growing
3. Put in double high cherry landscape log garden border AFTER creating the border garden areas around the perimeter of the yard. (About 100+ feet of border garden at 2.5 ft. deep)
4. Went with her to help pick out year round garden plants and two trees for the front yard.
5. Planted all the bushes, flowers, etc, and the two trees
6. Kept everything watered
7. Mowed weekly front and back with my push mower
8. Helped her plan a brick patio with a sand base, did all the measuring, hauled everything in my car and to the backyard. Built the damn thing, double herringbone pattern with the appropriate amount of slope...was a 12' x 14' patio.

Comes the night before am moving (and yes, I gave her 30 days notice and she was planning on moving back into the place), and she shows up with her daughter at the door. Says she has some things to discuss with me. She decided the one fucking tree she chose that I planted was worth $250 and it was my fault it died. (I gave it food and watered it, but hey! It died. Sometimes young trees do that.) She tried to act very angry, and started ranting about how glad she was that I was going because I had been a terrible tenant. (...and no, I had never been late on rent.)

The place was already immaculate on my move out, (wasn't when I moved in), had already gotten the carpets cleaned, cleaned the fucking mini blinds in the windows every week ( I HATE miniblinds!), had always vacuumed, cleaned everything at least once a week, if not more, always kept the kitchen clean every fucking day....

I was pissed. Told her too bad she was being such a pain about something I didn't do, that she was insane to charge me that much over a cheap ass store bought baby tree, and that I still had renter's rights and to get the fuck out of my house.

I really wasn't that happy about her bullshit, not to mention that the house I was already moving into, the owner had someone make an offer on the place out of the blue, so he decided to go ahead and sell it, even though we had a contract for rent. The night the crazy landlady came over, the new landlord had told me earlier that day that I couldn't live there, and had to get my stuff out in 24 hours or else. I had a 10-year son at the time, raising him by myself, was going to school full-time and working. It was one really sucky day that day.


BUT! HAHAHAHAHAHA! I took the new landlord to court, and he had to pay for all my storage and the piano movers (had piano already in his house, had to move it to storage, and then move it again when I did find another place)....He had to pay me almost $2,000. The judge told him to shut up when he tried to make his case, and that he was unusually cruel, not to mention having acted illegally. I had documented well, and kept all receipts. :evilgrin:
