especially if this is your first house and you'll just be staying for a few years. Go for the longest possible mortgage and the lowest POSSIBLE interest rate; make sure your insurance and taxes are included in the monthly payment and KEEP AND USE AND RENEW YOUR HOMEBUYERS WARRANTY EVERY YEAR, don't ever, EVER let it lapse.
Don't be afraid to put down the least possible amount you can, and to ask up front what that amount is.

Also, some inspection companies will have some guarantees - i.e., if anything goes wrong with the house within 1 year...
Granted, when I looked back at an old inspection report when I moved into my old built in 1964 home in 1997, the home inspector noted just about every little speck of dust that was out of place, probably so they could cover their asses.
