Ok, I'm never ever ever buying a house ever ever again
This waiting is killing me. Plus someone else put a bid in on the place I want that was lower than mine but they're willing to pay cash (although my agent said it was extremely low bid). I did have to sign some adjusted papers late last night so I'm hoping they accept my offer.

This is worse than waiting for that cute guy you met at the bar last night to call you again this week. Did I put out too early?

1. Someone did that to me last year, and it was a real-estate broker.
They swooped in and bought the house for cash. Pissed me off something terrible. I wish you luck. But there are some real scumbags out there.

3. What pisses me off is this guy is probably going to put 10k worth of work into the place
and then try to resell it for about $50k more than what he paid for it.

I'm probably going to put about $10k into the house but I plan on living there

4. Yep, thats what these "investors", or "flippers" thrive on.
I hope you get the house. I'd rather see someone make a home of the place, and not just a profit.

5. Chill.
You still have about eight weeks of BS to put up with AFTER your bid gets accepted. If your credit is good to go, it shouldn't matter if the other guy is paying cash. I think this sort of thing is a means to get you to up your bid, but I wouldn't budge. In fact, I'd schedule another round of house showings with your realtor, just to drive home the point that you are not so in love with the place that you'd do anything to get it.

Back in 1999, we got outbid on a house, and found a better one a week later for about the same money, so these things have a way of working themselves out. Oh, and we are still so in love with the place that not even ten dollar gas would get us out of it. We'd buy a horse first.

7. Credit is all good
I'm pre-qualified and pretty much pre-approved. I work for a bank so I'm getting a great rate through them.

Some great advice regarding the purchase of real estate I heard years ago, but could pretty much apply to the purchase of anything. I think the point was to try to detach yourself emotionally from any deal you get into; always consider the consequences of your actions including the long-term impacts, and don't do something you'll regret down the line...good luck with everything.

10. We went through that same horrible wait when we bought our first house.
I thought we were going to wear a hole in the floor of our duplex from all the pacing, waiting for our agent to call.
