Property in front of mine for sale- a little rant.
There is a four acre parcel of land up by the road in front of my place that the owner is selling. I've already told him what I would pay for it but he is trying to get other offers and I can't blame him. He has the obligation to get as much as he can for it.
My rant? He attempted to "clean it up" and now it is just trashed with the smaller limbs laying in piles everywhere. He mentioned he was going to burn the stuff but with our drought it is impossible.
He placed small "For Sale" signs with only his phone number on it- no mention of WHAT is for sale. I have already had someone walk up to my house and start looking around my property! I had to inform the person what was for sale. I suspect I will have other visitors.
This is what gets me the most. He did a "self survey" of the property lines. He found some orange survey tape and hung it where he "determined" the property lines are. As is often the case he was a little bit generous with what he thinks he owns. It is encroaching on my property by 30 feet in some areas. It isn't a big deal because the new owners will probably have it surveyed but I can see a possible conflict in the future. If they don't I will be forced to pay for a survey to straighten it out.
Finally the property includes an easement that runs from the road to the very back of my property. He claims the easement is for all four parcels (the back three are mine) of land and any one of the property owners has the right to use the easement. My deed says the easement is for ingress and egress only. I can see possible problems with people buying the land thinking they can run up and down the easement all they want.

End of rant. Thank you for reading, I had to get rant to somebody and my dogs just don't seem to care when I rant about it to them!

2. Should I do this when people come up to the house?
Go out and ask if they have children. I could say I sure hope not because the judge says I can't get within 1000 feet of any child. That might scare off some of the potential buyers! (of course none of it is true)

no, but you might mention the wild cat calls you hear so frequently and how you had to clear out not one but TWO nests of Copperheads on that land this year.....
