64. Well, you could try what I did the last time I moved...
1) only unpack what's absolutely necessary; you'll know.

2) mark the contents of what's left in each box cryptically (i.e., "cleaning products" for bathroom stuff like soap dishes, dispensers and shower gels).

3) store cryptically marked boxes in a storage area.

4) find out three years from now that you never truly needed anything you left in the cryptically marked boxes.

Actually, you'll visit the storage area within the next few weeks to find the stuff you forget during step 1). The rest? Well...I got rid of a lot of stuff a few years back following precisely these steps. I think it's a brilliant approach and I would use it again. Lots more time to do what you like. :-)

85. I had crammed everything that would fit into my dishwasher so those got
done and I ACTUALLY put them away this morning. But the stuff that either won't fit or shouldn't be put in the dishwasher have now been soaked about 4 times.

I have many baskets of clean laundry needing to be hung up or folded, and dirty to wash.

It is the putting away !

Cats love baskets of laundry LOL

42. Thoroughly read your Covenants and Restrictions, as well as any amendments to them.
Know how much your monthly fees are going to be up front.

Keep in mind, most likely your restrictions on a condo mean you basically own everything INSIDE the walls lining your condo unit. Porch/balcony/stoop or any fixtures to the outside (like a dish, etc) will need approval.

Take time to understand how the assn will assess if a particular building needs a new roof, or a parking lot needs to be paved. You may have to chip in. Buying a condo can be pretty stressful.

If you're unsure, talk to a lawyer WELL schooled in title and real estate law. That investment will be worth it. Your title insurance owner's policy will take Exception to all of the Declarations, Covenants and Restrictions set forth by your condo assn as standard practice, so you have no "I didn't know" recourse.

several condos within one grouping are listed. With different HOA fees(50/month variance).

Why would the hoa fees be different for 2 mirror units in the same building(same SQ foot, same floor plan only mirrored, one costs more because its finished, the other needs some appliances and paint)?

70. Condos often go up in phases.
The association may "spin off" another HOA for that particular phase. For example...

New development of condos, called Groovy Condos goes up and publishes their Declaration of Restrictions, etc (dor). They put up a building, and all is good. Then, on the same "campus" they put up another building. New assn and new dor for Groovy Condos Phase I. And on and on. Also, some condos have two (or more) associations. The master association and the specific building/phase association.

However, two mirror units in the same building with different fees is a bit of a red flag. It's possible that "under construction" units have a different hoa assessment than a finished unit because one is habitable and one isn't.

60. I've had a hugely productive night so far.
Including cleaning the tub! Great minds think alike.

Besides that, made dinner (including homemade bread - that's a rarity), did three loads of laundry, changed the beds, cleaned the bathroom, washed the dishes, caught up with the Hell's Kitchen/Top Chef blogs on televisionwithoutpity.com, and also ordered my veggie seeds for the garden this year.

I think someone slipped something in my water this afternoon. I haven't done this much in...well, pretty much forever. It just can't be natural.

DH just asked if I had an "off" switch about ten minutes ago. I think he's ready for bed. :rofl:
