air conditioner broken again - I keep thinking of Louise Hays and how certain body part problems equate to something - This is the fourth place I have lived that had air conditioner problems - two were replaced and the other two were patched. I will ...have to contact him in the morning. The last time in May, he threaten terminating my lease when I asked about staying at a hotel.
Last time took 6 days to replace. This is crazy. The last place when the heat broke, the guy said Spring was coming soon and did nothing

but unless you asked him to pay for the hotel, you should have every right to stay wherever you want! Our state has laws to protect tenants against owners who won't do repairs.

I had two riders I used to put in all my leases when I was a renter. One was a requirement for pest control, the other was a requirement that given written notice via certified mail the landlord had a maximum of 72 hours to make any repair under $2000 cost. Default on either clause could be grounds to terminate the lease at no expense to the renter.
Both clauses saved me a lot of headaches over the years, and most landlords were ok with them because they were fairly reasonable. Any landlord that was NOT ok with either clause sent up a huge red flag, and as a result I'd go live someplace else.
If you have a tenant union or a people's legal clinic in your area they can help you draft the basic language.
