Anyone from the New Orleans area?

I am looking to move to NOLA and buy a modest house. I am looking for information about neighborhoods that are considered safer than others and ones to avoid. If you have first hand knowledge of your city, please share.

1. Check out St. Charles especially near Tulane and Loyola Universities

And nearby blocks.

There's also nice areas near Magazine street. Use the Starbucks on Magazine as a reference point.

There are great neighborhoods near the Lake on and around Elysian Fields.

4. I suggest that you look at properties in the suburbs outside of New Orleans.

New Orleans real estate is much more expensive than the suburbs, with the exception of Metairie, which is also pricey. These are not the safer areas, either.

If you have a family, I'd recommend that you look around St. Charles Parish, which is only a 15-20 minute drive to the city.

If you're set on living in New Orleans, check with a real estate agent to find the safer, more affordable areas.

Btw, I adore New Orleans. I hope you'll find its ambiance as magical as I do.

6. I have always loved New Orleans too.

I've now been given an opportunity to live there and I'm taking it. I have a house for sale in New Mexico that's paid for so whatever I get from this one is what I have to purchase something else. I am really set on living in New Orleans proper, if I can afford it. Thanks for the info.

5. Lakeview is generally safe and fairly affordable

Uptown around the universities is nice, but expensive. Warehouse District if you're single, but it's also expensive. For that matter, there's a real estate boom in New Orleans and prices have skyrocketed everywhere in the last few years. There's a lot of gentrification going on in previously sketchy areas, which I'm sure would raise the hackles of some DUers, but I'm just relating to you what the situation is. If you're the adventurous sort and want to go that route, you can save some money that way.

Another thing to consider is the flooding situation. In Katrina, the French Quarter and most of Uptown stayed high and dry. Anywhere else, you run a risk if the worst case scenario occurs.

As far as suburbs, consider the Northshore. Across the lake, but only 30 minutes via the Causeway. You miss most of the ambience of the city, but you trade that for peace and quiet, and you get more bang for buck there than anywhere else.

I really want the full NOLA experience. I'm sure the suburbs are nice, but they are suburbs and I want to feel the city. Guess I'll never know until I go take a look. Thanks again.
