Back in the 2008 surprise crash, Mortgage Electronic Filing System...MERS...was found to have millions of mortgages but not necessarily the actual titles. When the crash hit, there were thousands of foreclosures by MERS,
which were illegal without the title. A lot of the mortgages were by outfits like CountryWide.
Those owners who knew of the problem successfully countered sued and saved their homes.
Many foreclosures went thru, often because the owners walked away because of job losses.
When MERS was investigated, hundreds of factual errors were found in their paperwork. They were found to be not legal owners of the actual mortgages. In fact, now that CountryWide and other subprime lenders are no longer in business, it's a huge question of who does own the mortgage. Implications are very interesting.

If she wanted to fight the foreclosure, she would probably win.

I don't feel compelled to tell her...
