Tacoma's density push sparks surge in new housing projects
Tacomas sweeping housing density overhaul, known as Home In Tacoma, is already reshaping the citys development pipeline. The city is crediting the policy for driving a sharp increase in both the number and variety of homes proposed just one year after taking effect.
City officials will present new data on the initiative during a City Council work session Tuesday at noon, offering a clearer picture of how the policy has performed since its February 2025 launch. Early results suggest the zoning reform is working as intended.
I think its exciting to see some early encouraging trends, said Brian Boudet, assistant director of the citys Planning and Development Services Department. We are seeing notable shifts in the types of developments being proposed. The diversity of projects is surprising.
The changes are also spurring new housing development at a time when broader market activity has slowed due to economic conditions, said Boudet, who played a significant role in the development of Home In Tacoma.
