3. I like demings,

but running mates don't win swing states any more, maybe never have. Some say Lyndon Johnson, others say no. Now if you can appeal to a demographic/ constituency (pence) or shore up a candidate's perceived weakness (Biden) that's different. Ready on day 1 is critical with a guy who will turn 80 in his first term, and i agree with you it should be a minority, either a black woman or latina woman. There are many excellent choices who fit that bill, and demings is certainly one of them.

4. The VP pick needs to be

Someone who is young with 200 years of experience. A woman of color, from the South, the Midwest, the Northeast, The West, who is tall, etc, etc, etc......

I’m sure that the nominee and party will pick whomever they think best.
